Toll Brothers Opens Phase 3 Lots at Griffith Lakes in Charlotte, With Homes From $484,995

A new phase of home sites is open in the Cottage and Preserve collections at Toll Brothers' lakeside Griffith Lakes community in Charlotte. The builder's own listings put base prices from $484,995 to $628,995.

Griffith Lakes Model

Toll Brothers is opening another round of lots at Griffith Lakes, its master-planned community built around Griffith Lake in Charlotte. That means more houses to frame, rough in and finish a few miles from Uptown.

The company announced Oct. 16 that it has released Phase 3 home sites in two of the community's single-family collections, the Cottage Collection and the Preserve Collection. The announcement went out on GlobeNewswire and is posted on Toll Brothers' own website. The sales center is at 2525 Griffith Lakes Parkway, and the community has a Charlotte ZIP code in Mecklenburg County.

"We are excited to introduce the next phase of home sites in the Cottage and Preserve Collections," said Ryan Switzer, Toll Brothers' division president in Charlotte. He called Griffith Lakes "one of Charlotte's most desirable communities."

The release doesn't say how many home sites are in Phase 3.

The two collections, by the numbers

The release gives round figures. Its Cottage Collection description reads "approximately 2,000 to 3,000 square feet," with up to four bedrooms, four baths and two-car garages, from the upper $400,000s. The Preserve Collection is described as larger homes with up to six bedrooms, four baths and three-car garages, starting in the mid-$500,000s.

The company's Griffith Lakes community page and its collection pages are more specific. As of Oct. 19, both collection pages carried a "New Phase Now Open" banner.

Cottage Collection. The collection page lists home designs from 1,700 to over 3,100 square feet, with two to four bedrooms, two to four baths and two-car garages. It lists six designs with base prices:

  • Dilworth, about 1,682 square feet, from $484,995
  • Mallard, about 1,793 square feet, from $494,995
  • Trawick, about 1,882 square feet, from $510,995
  • Westview, about 2,015 square feet, from $525,995 (the page flags it as a decorated model)
  • Dean, about 2,730 square feet, from $574,995
  • Woodrow, about 3,130 square feet, from $604,995

Preserve Collection. The page lists designs from 2,000 to 3,427 square feet, with three to four bedrooms, 2.5 to four baths and two- or three-car garages. It lists six designs:

  • Badin, about 2,010 square feet, from $534,995
  • Devin, about 2,157 square feet, from $542,995
  • Eden, about 2,245 square feet, with a three-car garage, from $557,995
  • Tahoma, about 2,395 square feet, with a three-car garage, from $570,995
  • William, about 2,465 square feet, with a three-car garage, from $573,995
  • Nayan, about 3,425 square feet, two stories, from $628,995

The Nayan listing allows up to six bedrooms. That matches the release, though the collection's summary line says three to four.

Prices on both collections match the release's "upper $400,000s" and "mid-$500,000s." Square footages don't quite line up: the Cottage range on the builder's page runs lower and higher than the release's 2,000 to 3,000. The Preserve page also listed three quick move-in homes, priced at $574,000, $649,000 and $724,000. A promotion on the community page advertised 50 percent off design studio options, up to $50,000, on select homes.

The bigger plan

Griffith Lakes is more than these two collections. The community page describes a mix of luxury townhomes and single-family homes, and says the community is near "highly anticipated future commercial and retail space." The page itself isn't consistent on scope: one heading says "3 Collections," while a highlight line says four collections ranging from about 1,650 to 3,900 square feet.

Residents get direct access to Griffith Lake, miles of walking and biking trails, and a community pool and amenities. The release also mentions kayaking on the lake.

Why it matters for Contractors

A phase release is the moment a builder's pipeline turns into scheduled starts. When Toll Brothers opens new home sites, it's signaling that sold homes will soon need foundations, framing, roofing and every trade that follows.

The mix at Griffith Lakes is broad: one-story ranch plans under 2,000 square feet, two-story homes over 3,000 square feet, and three-car garages on several Preserve plans. Twelve designs between two collections means variety for crews, and Toll's design studio means each house carries its own selections. With design options discounted on select homes, buyers may load up on upgrades. That's more tile, trim, cabinetry and electrical work per house.

For Charlotte-area trade contractors, the practical move is to reach out to Toll Brothers' Charlotte division while Phase 3 is being sold and scheduled.
