Toll Brothers has opened a small, high-end community on the Saluda River in the Upstate.
The builder announced Oct. 21 the grand opening of Waterford Pointe, a gated community of 28 luxury homes on wooded sites in the Piedmont area of Powdersville, about 10 miles from downtown Greenville. The sales center is open at 201 Waterford Pointe Drive, according to Toll Brothers' release.
"Waterford Pointe offers home shoppers an exclusive opportunity to own a luxury home in an unmatched setting," said Jason Simpson, Toll's group president in South Carolina.
Big lots, big houses
Home sites run up to three acres, and some have water views. Toll's community page says some sites also offer direct access to the river.
The release describes homes of 3,645 to more than 4,680 square feet, with four to five bedrooms and 3.5 to 5.5 baths. The community page puts the low end at 3,543 square feet. Plans include first-floor primary suites, flex rooms and open lofts.
The release says homes start in the upper $800,000s. As of Oct. 22, the community page listed:
- Five two-story designs with base prices of $874,995, $914,995 (two plans), $929,995 and $959,995
- One three-story home priced at $1,135,000
The three-story listing carries a set price rather than a "starting at" price. That usually marks a specific home already planned or under construction, though the page doesn't say.
The community is assigned to Anderson School District One.
Why it matters for Contractors
Twenty-eight homes is a short run, but at nearly $900,000 and up, each house carries a lot of work. Large wooded sites can mean more clearing, longer driveways and longer utility runs than a typical subdivision lot. And buyers at this price who personalize at Toll's design studio can add a lot of tile, trim, cabinetry and outdoor-living work.
For Upstate trades, Waterford Pointe is a good fit for crews that do high-end custom-quality work but want a production builder's steady pay.
