One of the biggest new-home pipelines on Florida's Treasure Coast just went public.
Brookfield Kolter Land Partners held a community debut for Solaeris, a master-planned community west of Port St. Lucie that's approved for up to 8,100 homes across 11 neighborhoods. The roughly 3,300-acre project also preserves more than 700 acres of pine and palm forest, waterways and green space, according to the developer's announcement, posted Oct. 21 by its public relations firm, Priority Marketing. The release says the event was held on Friday at the community entrance on Glades Cut Off Road.
This isn't a groundbreaking for something years away. The release says seven of the 11 neighborhoods have already started site work and the master roadways are nearing completion. The first model homes are slated to open in spring 2027, and construction is expected to continue through 2027.
The builder list
The release says "eight builders have been identified," then names nine: D.R. Horton, Esplanade by Taylor Morrison, K. Hovnanian Homes, Meritage Homes, Perry Homes, Pulte Homes, Reverie by Dream Finders Homes, Ryan Homes and Taylor Morrison. Two of those are Taylor Morrison brands, which may explain the count. Either way, nearly every major production builder working in South Florida has a stake here.
The neighborhoods range from active-adult 55-plus to all-ages, and each will have its own amenity center with some mix of fitness centers, resort-style pools and clubhouses. The architecture is billed as modern farmhouse.
Taylor Morrison's Jeremy Goulart pointed to price as the draw. "When you see what has happened in the housing market in Palm Beach County and areas south, affordability has become a major issue," he said in the release. He said the builder will offer both its Esplanade product and first-time-buyer homes under its Azure line.
Roads and retail
Solaeris is also approved for up to 650,000 square feet of commercial space. The project comes with agreements to extend and expand Crosstown Parkway, improve Range Line Road and its intersection with Glades Cut Off Road, and extend Range Line Road. The site sits north of Glades Cut Off Road and west of the future Range Line extension, with access to I-95 and Florida's Turnpike.
St. Lucie County Commissioner Cathy Townsend said in the release that it is "the first project the county has approved in almost 30 years." The release doesn't explain what she meant by that, and we couldn't confirm it.
Brookfield Kolter Land Partners is the land development affiliate of The Kolter Group. It says it has invested more than $4.5 billion in more than 90 land projects since 2008, expected to yield more than 50,000 finished lots for builders.
Why it matters for Contractors
Up to 8,100 homes, nine builder brands and 650,000 square feet of commercial space adds up to a decade of work. Road and utility contractors have the most immediate opportunity, with county road extensions tied to the project on top of the internal roads.
For the vertical trades, spring 2027 models mean model-home crews are needed soon, and production starts follow. With this many builders competing on one site, subs who can staff more than one builder will be in demand. Expect a tug-of-war over Treasure Coast labor. Price your crews with that in mind.
