Kingston Opens Model Row in Estero as Four Builders Begin Selling a 10,000-Home Plan

Neal, Pulte, Lennar and Taylor Morrison held a joint grand opening Oct. 17 at Kingston, the Cameratta Companies community east of I-75 that is planned for about 10,000 homes in Lee County.

Kingston, the master-planned community taking shape along Corkscrew Road in Estero, held its public grand opening Saturday, Oct. 17, with model homes from four national and regional builders open for tours.

According to the grand opening announcement posted by Neal Communities, the event ran from 11 a.m. to 2 p.m. at 20064 Kingston Southern Parkway. Neal Communities, Pulte Homes, Lennar and Taylor Morrison teamed up to give away a golf cart to one attendee, a nod to the community's planned network of golf-cart and shared-use paths. The schedule also included trolley tours, amenity previews and builder specials. Neal's headline put the model count at 18; the builders have not published a breakdown by company, and no attendance or sales figures from the day had been released as of Monday.

A long build-out ahead

The opening is the first public sales milestone for a project that will keep crews busy in eastern Lee County for years. Kingston's own website describes it as a gated community of more than 7,600 acres that will in time hold about 10,000 residences and 700,000 square feet of commercial space. Neal's announcement puts the acreage at more than 7,700, and the developer's November 2025 groundbreaking release said almost 7,000, so the published figures do not agree.

The developer is Cameratta Companies, the Estero firm behind Verdana Village, The Place at Corkscrew and Corkscrew Shores. In that groundbreaking release, Cameratta said more than 3,300 acres would be restored as wildlife habitat and preserve. Kingston's website adds that a new road will connect Corkscrew Road to State Road 82. The site sits about 10 miles east of Interstate 75.

The community is split into two main pieces. Kingston South, per Neal's announcement, is planned for 3,625 homes from Neal, Pulte and Lennar. Taylor Morrison's Esplanade at Kingston, a separate gated neighborhood with its own resort-style amenities and on-site dining, adds 1,285 more. Kingston's site shows other areas of Kingston South held for future builders and collections still to be announced.

Who is building what

The Kingston website lays out each builder's share of Kingston South:

  • Lennar: 1,358 homes and villas from 1,462 to 3,945 square feet in four collections.
  • Neal Communities: 1,100 homes from 1,433 to 4,443 square feet in five collections.
  • Pulte Homes: 320 homes from 1,500 to more than 4,600 square feet in three collections.

Neal is the only one of the four whose own community page lists prices. Its Kingston South page shows villas from the mid-$300s and single-family collections priced from the upper $300s up to the low $600s, with individual plans listed from $347,990. Lennar, Pulte and Taylor Morrison prices were not confirmed on the builders' own pages for this story. Prices are subject to change.

The plan also includes a campus of True North Classical Academy, a tuition-free charter school with elementary, middle and high school grades. Kingston's site says the first phase is set to open for the 2028-29 school year and that residents will get enrollment preference. Lagoon-style pools, pickleball courts, a fitness center and a social club lounge are listed among planned amenities.

When ground was broken last November, Cameratta's release named Kolter as a fifth builder alongside the four that held the grand opening. Kolter was not part of the Oct. 17 event, and the Kingston site does not currently list it.

Why it matters for Contractors

Kingston is one of the largest single residential pipelines in Southwest Florida, and the builder figures alone add up to more than 4,000 homes already assigned to four companies. Each of those builders runs its own trade base, so framing, roofing, concrete, plumbing, electrical, drywall, paint, flooring and landscape subcontractors should go through each builder's purchasing and trade-partner process, not the developer.

Contractors also have work outside the homes. The plans call for a new road to SR 82, restored preserve land, large amenity centers, a charter school campus and 700,000 square feet of commercial space. Those jobs will be bid on separate schedules. Site, utility and paving firms should watch Lee County permit and bid notices and ask Cameratta about its road and infrastructure packages.

The other point is scale over time. Kingston's site shows parts of Kingston South still reserved for builders not yet named, so the trade list is not closed. Contractors who want in can start by getting prequalified with the four builders already selling.
