Del Webb's all-ages Explore brand plans 900 homes near Park City

The nation's third-largest homebuilder plans a resort-style community near Park City, with models and a sales center due in late 2027.

HEBER CITY, Utah — PulteGroup is bringing its newest Del Webb brand to Utah. On Oct. 8, the Atlanta-based builder announced Explore by Del Webb Jordanelle Ridge, a planned community of about 900 homes a few minutes from Park City and Deer Valley.

It is the first Utah location for Explore, a brand PulteGroup launched in 2025. Models and a sales center are expected to open in late 2027. The company has not released prices, home sizes or a construction start date.

What's planned

The community will sit inside Jordanelle Ridge, an 8,000-acre master-planned development. PulteGroup's current plans call for a clubhouse anchored by a 10-acre lake, plus:

  • A pool and fitness center
  • Pickleball courts
  • A sauna and cold plunge
  • A restaurant and bar with mountain views
  • Access to more than 75 miles of hiking and biking trails across the master plan

PulteGroup CEO Ryan Marshall, who grew up in Utah, said the Wasatch Mountains setting makes outdoor recreation and wellness a natural part of daily life, which is the idea behind the brand.

Del Webb without the age limit

Del Webb has built resort-style, 55-plus communities for about 65 years. Explore keeps the amenity package but drops the age restriction, according to Builder magazine. Anyone can buy.

The target is Gen X. When PulteGroup launched the brand in March 2025, it cited its own survey finding that about 62% of Gen Xers want to live among people of different ages and life stages after they retire. The homes lean toward open layouts and flexible space for entertaining and multigenerational living.

Utah joins three Explore communities already selling: North River Ranch near Tampa, Northstar near Columbus, Ohio, and one in Palm Desert, California. A second Tampa-area community, Explore Verona in Dade City, is under development with sales expected in mid-2027.

Part of a much bigger build-out

The 900 Explore homes are a slice of a much larger plan. Jordanelle Ridge, in northern Heber City, is approved for about 5,700 homes, according to KPCW. Developer Mike Bradshaw's plan also sets aside more than 5,000 acres of open space.

How that open space gets protected is still being worked out. As of March 2026, Heber City and Wasatch County were negotiating a conservation easement on about 2,000 acres, possibly held by the Summit Land Conservancy. Who pays for the easement and for trail maintenance was still unresolved.

What it means for local trades

A builder of PulteGroup's size entering the Heber Valley is a big deal for subcontractors and suppliers. With models due in late 2027, site work, model homes and amenity construction would likely ramp up through 2027. A 900-home phase can keep framing, concrete, roofing, mechanical and finish crews busy for years.

The clubhouse, lake and recreation buildings are their own commercial-scale package. And the rest of Jordanelle Ridge's 5,700 approved homes means more builders and more phases are likely to follow.

PulteGroup has not announced which division will run the Utah project or how it will line up trade partners. Subcontractors interested in the work should watch for vendor outreach from PulteGroup as the 2027 model opening approaches.
