Century Complete Opens Sales at 138-Homesite Hudson Village in Cowpens, With Homes From the Mid-$200s

Century Communities' entry-level brand is selling five single- and two-story plans from 1,155 to 1,965 square feet on Cannons Campground Road in Spartanburg County, about 12 miles from Spartanburg.

Another starter-home neighborhood is open for business in the Upstate.

Century Communities announced Oct. 1 that its Century Complete brand is now selling new homes at Hudson Village, a 138-homesite single-family community at 5050 Cannons Campground Road in Cowpens, according to the company's release. The community is in Spartanburg County, about 12 miles from Spartanburg and minutes from Interstate 85, with Greenville and Charlotte within reach.

"With pricing starting from the mid $200s, Hudson Village gives Upstate buyers an attainable path to a brand-new home, in a great location just 10 to 15 minutes from Spartanburg," said Cliff Niederpruem, Century's regional president.

The homes

Hudson Village offers five floor plans ranging from 1,155 to 1,965 square feet, with three or four bedrooms, two to 2.5 bathrooms and one- or two-car garages. Buyers can choose single-story or two-story designs.

Century's community page lists the five plans by name. The Briscoe is the lone one-story plan, at 1,155 square feet with three bedrooms and two baths. The two-story plans are the Ashton at 1,404 square feet, the Auburn at 1,566 square feet with a two-car garage, the Bennington at 1,765 square feet with four bedrooms, and the Berkshire at 1,965 square feet with four bedrooms and a two-car garage.

As of this weekend, base prices on the page ran from about $233,000 for the Briscoe to about $273,000 for the Berkshire, with some quick move-in homes listed for less under special pricing. The company's release put the starting price at $231,888. Prices on the page change often, so buyers should check the latest numbers.

Those base prices say a lot about the economics. At about $233,000 for 1,155 square feet, the Briscoe sells for roughly $200 a square foot, land and lot included. The Berkshire, at about $273,000 for 1,965 square feet, comes in under $140 a square foot. Bigger two-story plans spread the cost of the lot, foundation and roof over more living space, That is a common pattern at entry-level price points.

Every home includes quartz countertops, Shaw flooring, Kohler fixtures, LG stainless-steel appliances, 36-inch Shaker cabinets, an Igloo smart front door lock and a primary suite with a walk-in closet. Floor plans are open-concept.

Buying online

Century is leaning hard on its online homebuying process. Buyers can shop available homes at CenturyCommunities.com, click "Buy Now," fill out a short form, submit an earnest money deposit electronically and sign a purchase contract through DocuSign, all while still working with a real estate agent if they want one. Financing is available through Century's affiliate lender, Inspire Home Loans.

For buyers who want to talk to a person, the company runs an Upstate sales studio at 1401 Woodruff Road in Greenville, and the community's sales office is open seven days a week: 10 a.m. to 6 p.m. Monday through Saturday and noon to 6 p.m. on Sunday. The page also says move-in-ready homes are open daily for self-guided tours.

Century Communities, based in Greenwood Village, Colorado, is one of the country's largest homebuilders. It operates in 16 states and more than 45 markets and also offers mortgage, title, insurance and escrow services through affiliates. Its Century Complete brand focuses on more affordable, entry-level homes.

Cowpens is a small Spartanburg County town, and a 138-home neighborhood is a meaningful addition there. The release didn't say how many homes are already built or how long Century expects the buildout to take.

Why it matters for Contractors

A 138-home production community is steady, repeatable work, and that's what subcontractors in the Upstate want. Century Complete homes are built from a small set of standard plans with standard finishes, which means framing, roofing, plumbing, electrical, HVAC, drywall, paint, flooring and cabinet crews can settle into a rhythm house after house. The finish list is specific: quartz tops, Shaw flooring, Kohler fixtures, LG appliances, Shaker cabinets and smart locks. Installers who work with those brands have an edge. Entry-level pricing also means tight budgets, so builders like Century look for trades that can hit schedules and keep callbacks low. Subcontractors who want in should reach out to Century's Upstate division through its vendor partner program. With 138 homesites, there's a long runway of work in Cowpens.
