Another slice of Lakes of Cane Island is cleared to move ahead. Waller County commissioners on Oct. 28 approved the layout for 24 new residential lots in the community's Section 9, covering about 11 acres (via Covering Katy). The plat had been on the Oct. 14 agenda, was pulled, and came back two weeks later.
Along with the lot layout, commissioners approved a construction bond, which protects the county if the required improvements don't get finished. County Engineer J. Ross McCall recommended approval, according to Covering Katy.
Lakes of Cane Island sits north of Morton Road, between Morton and Clay roads about half a mile west of Pitts Road. It's separate from the original Cane Island community south of Morton Road. Covering Katy reported the community is planned for about 540 homes across 12 sections. Work started in 2024, and infrastructure construction is expected to continue into 2027; an engineering update in September showed Section 9 work had begun.
The community's website pitches it as the newest new-home community in Katy, next door to Cane Island and a few minutes from I-10 and the Grand Parkway.
Three builders are selling there now, according to the community's website: Perry Homes, with homes listed from $430,000 up to $1 million on 45- to 80-foot lots; Drees Custom Homes, starting in the high $400s; and Chesmar Homes, from the mid-$400s to mid-$600s. Homes range from roughly 1,900 to 5,500 square feet across the three builders.
The community, named for its seven lakes, is in Katy ISD and is zoned to Robertson Elementary, Haskett Junior High and Freeman High School. Amenities listed on the website include a resort-style pool, trails and playgrounds. Prices for the new Section 9 homes haven't been announced.
Why it matters for Contractors
Each new section in a master-planned community like this is another round of work for the trades that serve Katy's production and semi-custom builders. Twenty-four lots isn't huge on its own, but with about 540 homes planned and infrastructure running into 2027, Lakes of Cane Island will keep feeding work to framers, concrete, plumbing, electrical, HVAC, roofing, flatwork and landscape crews for a while.
If you're a small sub in west Harris or Waller County, the way in is through the builders, not the county. Perry, Drees and Chesmar are the names to know here. Section approvals like this one are a decent early signal of when a builder will need more crews on a given community.
The price ranges are worth noting too. With starting prices in the $400s and Perry's listings topping out near $1 million, this is mid- to upper-market production work, not entry-level.
