Round Rock Approves 72-Acre, Roughly 330-Home Expansion of KB Home's Salerno

Round Rock approved a 71.88-acre, roughly 330-home expansion of KB Home's Salerno in two phases. What the move means for Williamson County builders and trades.

KB Home is adding another chunk to its Salerno neighborhood in northeast Round Rock. City officials this month approved a 71.88-acre expansion that's expected to bring about 330 more single-family homes, along with KB Home's request to bring the land into the neighborhood's municipal utility district (via Community Impact).

The homes will come in two phases, according to city documents cited by Community Impact: 181 in the first and 149 in the second. No construction schedule was given.

The tract has had a few lives already. The city annexed it in 2023, and it was first planned for townhomes, then for single-family homes, before the original developer decided the project no longer worked, Brad Dushkin, Round Rock's director of planning and development services, told the outlet. KB Home, which built Salerno, bought it from there.

The expansion lands as Salerno is wrapping up. Dushkin said the subdivision is nearing completion of its original buildout of about 1,200 homes.

Salerno's roots appear to go back to 2019. That year, KXAN reported that the Round Rock City Council approved a MUD for KB Home's planned 1,200 single-family homes on 356 acres of undeveloped land along County Road 110 on the city's fast-growing northeast side, near the State Highway 130 toll road, which matches Salerno's size and location. The MUD was set up to help pay for the project's infrastructure. Even then, the city's planning director told the station traffic was "definitely a concern with any type of new growth."

KB Home opened Salerno in late 2021 with homes from about 1,300 to 3,400 square feet starting in the $310,000s, according to the builder. The neighborhood sits near I-35, Highway 79 and SH 130 and is zoned for Hutto ISD.

Why it matters for Contractors

This is production-builder work, and KB Home runs its own trade base. But 330 more houses in a neighborhood that's already built out to about 1,200 means another stretch of steady work for the site, utility, concrete, framing, roofing and finish crews already on KB's list in Williamson County. For trades that aren't, a new phase is often when a builder adds subs.

For a small builder, the bigger signal is the land story. A tract that didn't pencil as townhomes for one developer got picked up by a national builder with an existing MUD to fold it into. Utility districts and existing infrastructure are what make edge-of-town land work right now, so if you're looking at a site out on the northeast side, find out what MUD or utility service it can tie into before anything else.
