Another high-end neighborhood is headed for Franklin, and the houses planned there are big.
Toll Brothers announced Oct. 15 that its newest Nashville-area community, Magnolia Green, is coming to the intersection of Murfreesboro Road (Highway 96) and Ralston Lane, near downtown Franklin. The announcement went out on GlobeNewswire and is posted on Toll Brothers' own website.
Nothing is for sale yet. The company says construction of the sales center and model home is anticipated to begin in early 2027, with sales expected to start shortly after. For now, the company is building an interest list for buyers who want early word, by phone at 855-949-8655.
What's planned
According to the release, Magnolia Green will have 57 single-family homes. Buyers will choose from four designs ranging from 4,859 to 5,896 square feet. The homes will have three-car garages and options for single-level living, on home sites the company says are large enough for personal pools.
The release didn't include a price. The company's Magnolia Green community page did. As of Oct. 19, it listed the community as anticipated from "the $2,400,000s." The page doesn't yet list the names or details of the four designs, though it describes floor plans "ranging up to nearly 6,000 square feet."
"The proximity to downtown Franklin paired with large home sites and stunning home designs instantly makes Magnolia Green a highly desirable place to call home," said Jordan Hartigan, Toll Brothers' division president in Tennessee. "Downtown Franklin is a very special place, and we're excited to bring this highly anticipated community to life."
What city records show
The project has been in Franklin's pipeline for a while. The Franklin Municipal Planning Commission's agenda for April 24, 2025, included a preliminary plat for Magnolia Green Subdivision. The plat would create 59 single-family residential lots and eight open-space lots on 69.0 acres, located south of Murfreesboro Road and east of Watercress Drive, at 806 Murfreesboro Road.
The city's 2025 Development Report lists Magnolia Green Subdivision among that year's residential approvals, at 59 single-family units. It's also on the city's list of approved developments with no completed units.
That's two more lots than the 57 homes in Toll Brothers' announcement. Neither the release nor the city documents explain the difference. Lot counts can change between a preliminary plat and a final one. Anyone tracking the project should watch for a final plat. It will settle the count.
The 69 acres also shows why the homes sit on large lots. With eight open-space lots in the mix, 57 or 59 houses on that much ground works out to well under one home per acre overall.
The release points to restaurants and attractions near downtown, including GRAYS on Main, Red Pony, Cork & Cow and The Franklin Theatre, as well as Pinkerton Park and The Park at Harlinsdale Farm. Interstate 65 is close by, with connections to Brentwood and downtown Nashville.
On schools, the release says children "will attend school in the highly acclaimed Williamson County and Franklin Special School District." The community page lists Williamson County Schools.
Magnolia Green joins a lineup of Toll Brothers communities in the Nashville area. The release names Franklin Ridge in Franklin, Toll Brothers at August Park in Spring Hill, Toll Brothers at The Nations in Nashville, Tomlinson Pointe in Mt. Juliet and Meadowlark in Murfreesboro. It also names Sagebrook by Toll Brothers in Nolensville, which is slated to open for sales in early 2027.
Why it matters for Contractors
Fifty-seven homes isn't a big number, but these aren't ordinary houses. At roughly 4,900 to 5,900 square feet with three-car garages and pool-ready lots, each one represents a lot of framing, roofing, mechanical, electrical, plumbing, masonry, millwork and finish work. Anticipated pricing in the $2.4 million range typically means high-end finishes, with buyers personalizing through Toll's design studio.
There's also aftermarket work. Lots sized for pools mean pool builders, hardscape crews, outdoor kitchen installers and landscapers will likely find customers here after closing.
Timing matters. With sales center and model construction not expected until early 2027, the first sales and starts are still months away. That gives Middle Tennessee trade contractors time to get in front of Toll Brothers' Tennessee division, which will have two new communities, Magnolia Green and Sagebrook, coming online in the same season.
