Toll Brothers is bringing its luxury product to Tacoma for the first time, on a wooded hilltop in Northeast Tacoma.
The builder announced Oct. 20 that Watchtower at Browns Point is coming soon at 5920 Browns Point Blvd. Site work is underway and the community is expected to open for sale in mid-2027, according to Toll Brothers' release. Toll says the site sits at the highest elevation between Browns Point and Dash Point, with views of Puget Sound and the mountains.
"We are thrilled to introduce Toll Brothers and Watchtower at Browns Point to the Tacoma market," said Todd Callahan, Toll's regional president for the Pacific region.
The homes
The release lists home designs from 2,873 to 4,087 square feet, with four to seven bedrooms, four to six baths and two- to four-car garages. Plans include open layouts, daylight basements, covered patios, first-floor bedrooms, lofts and flex rooms. Buyers will pick finishes at Toll's design studio. The release doesn't give prices.
The community will have a private park, a protected greenbelt and a cul-de-sac layout. It's in the Stadium High School boundary.
What the city's records add
The release doesn't say how many homes are planned. The City of Tacoma's project page does: Toll Brothers Construction applied for a preliminary plat to split the undeveloped, wooded property into 47 single-family lots, with a new private road, utilities, drainage, open space and critical-area preservation.
The city's hearing examiner approved the preliminary plat and a Critical Area Development Permit on Oct. 2, 2024. The permit covers impacts to a wetland and a biodiversity area on the site. As of the city's March 2026 update, Toll had applied for site development and building permits for a temporary sales center, a temporary parking lot and site preparation. Before lots can be recorded, the builder has to meet the plat conditions, get its construction permits, finish the roads, utilities and stormwater work, and apply for final plat approval.
Why it matters for Contractors
Forty-seven homes isn't a huge count, but these are big houses on a hard site. Daylight basements on a hillside mean serious excavation, retaining work, foundation and waterproofing. The wetland and buffer conditions mean erosion control and stormwater crews will be watched closely by the city.
For South Sound subs, a first community from a national luxury builder is a chance to get on its vendor list early. Toll will need trades in Pierce County, and the crews that do this job well are in line for the next one.
