Soundbuilt Homes, a western Washington builder that's been putting up houses since 1980, says it's moving into the Phoenix area with a first phase of 30 single-family homes spread across five small communities north and west of the city (via Soundbuilt Homes). Every homesite is an acre or bigger, according to the company's Oct. 29 announcement.
That's a different play from the big master-planned tracts that dominate the West Valley. Soundbuilt describes most of its Arizona communities as having only four or five homes each.
Here's where the company says it's building and where each site stands:
Copper Canyon in Litchfield Park is under construction, with homes expected to go on sale this fall.
Sunset Trails in Surprise has homes taking shape, though the company hasn't given a sales date.
Desert Hills Estates in Carefree is under construction, with sales planned for early 2027.
Rio Mountain Ranch, which carries Scottsdale addresses, is under construction and has two homes on the market now.
Cavedale Place, also listed under Scottsdale, is still in development.
The company's separate Arizona landing page lists Rio Mountain and Cavedale Place under Rio Verde instead, and the homes for sale carry Scottsdale's 85262 ZIP code, out in the far northeast Valley.
The two finished homes at Rio Mountain Ranch give a sense of what Soundbuilt is selling. One is a Saguaro plan with about 3,050 square feet, four bedrooms and three baths, listed at $1.15 million. The other is an Ironwood plan with about 3,280 square feet, four bedrooms and three baths, listed at $1.28 million. Both sit on one-acre lots.
The Arizona lineup includes seven floor plans in three families, Mesquite, Ironwood and Saguaro, and Soundbuilt says every one of them can be built with an RV garage big enough for a motorhome, travel trailer, boat or off-road toys. The company says it will post layouts and pricing for the other plans closer to when those homes go on sale.
There's also no homeowners association in any of the five communities, the company says. That means no dues and no HOA review of exterior work, though owners still have to follow city or county zoning and building codes.
Soundbuilt's homes in Washington include single-family houses and townhomes, and its website lists 11 communities there. The Arizona release doesn't say who will handle construction locally or whether the company is hiring trades in the Valley.
Why it matters for Contractors
Thirty homes is small potatoes next to the volume builders in the West Valley, so this isn't going to move the market. But it's another out-of-state builder setting up shop in metro Phoenix, and a newcomer usually needs local subs it can trust. If you do framing, concrete, stucco, roofing or finish work around Surprise, Litchfield Park, Carefree or north Scottsdale, it's worth a call to find out who's running their jobs here.
The no-HOA, acre-lot setup matters after the sale, too. Buyers who don't need an association's sign-off are prime candidates for casitas, shops, pools, shade structures and RV-related add-ons down the road. That's steady work for small shops, as long as it's permitted through the city or county.
And as with any new name in town, check that whoever hires you holds an active Arizona Registrar of Contractors license before you start.
