Dermody will begin construction on Buildings 3 and 4 at LogistiCenter at Copperwing in El Mirage, with delivery estimated for the third quarter of 2027, the developer announced October 13 (via Dermody).
Building 3 measures 693,760 square feet and Building 4 measures 520,170 square feet, for 1,213,930 square feet combined. They are designed so they can be joined into one building of 1,319,962 square feet. The site is about 27 minutes from TSMC's Phoenix-area campus and sits inside an approved Foreign Trade Zone.
The specs stand out. Both buildings will have 42-foot clear heights, which Dermody says makes them the first speculative buildings at that height in the Phoenix market. The extra height adds room for one more full pallet level and roughly 17% more cubic racking volume than a comparable 40-foot building. Each building gets 6,000 amps of power (12,000 if combined), ESFR fire protection, LED warehouse lighting, 58-by-60-foot column spacing and 190-foot truck courts. Building 3 will have 124 dock doors and 274 trailer parking spaces; Building 4 will have 86 dock doors and 207 trailer spaces.
The news follows the full lease-up of Building 6, a 284,421-square-foot facility that stabilized the park's first phase. Buildings 3 and 4 make up the second phase of the 961-acre master-planned industrial park, which has room for more than 7 million square feet of distribution space.
Tim Walsh, Dermody's chief investment officer, said the project reflects the company's "confidence in the long-term strength of the Phoenix area." Patrick Gallagher, Dermody's Southwest Region partner, tied the park's appeal to the area's growth in semiconductor manufacturing.
The release does not name a general contractor or construction start date beyond saying work will begin.
