Tri Pointe Homes Plans 410 Homes at Pearson Ranch in Northwest Austin

Tri Pointe Homes plans 410 single-family homes and row townhomes on 85.6 acres at SH 45 and Parmer Lane. Land work is set to start in early 2027 and sales in 2028.

There's a good-sized new neighborhood headed for the corner of SH 45 and Parmer Lane, up where northwest Austin runs into Round Rock. Contractors who work that side of town will want to keep it in mind for the next couple of years.

Tri Pointe Homes announced in an Oct. 6 news release that it plans to build 410 homes on 85.6 acres inside Pearson Ranch, a 156-acre development at the northeast corner of the intersection. Community Impact reported the plans on Oct. 9, and Builder and Developer magazine wrote up the same release, describing the deal as Tri Pointe's acquisition of the land.

What's going in

This isn't one house plan copied 410 times. Tri Pointe says the neighborhood will mix single-family homes on 40-, 45- and 50-foot lots with attached row townhomes. According to Builder and Developer's account of the release, the townhomes will come in two elevations and the community will be built in multiple phases.

Tri Pointe is also planning a community amenity center with a pool, a playground and walking areas. Residents will get access to 15 acres of parkland in Pearson Ranch, and a planned trailhead will connect the neighborhood to Austin's trail system.

Tri Pointe isn't the only one building out there. Community Impact reports that developer JPI is planning 342 apartments on 9.3 acres in the same Pearson Ranch development.

The timeline

You'll hear about this one for a while before you can bid it. Builder and Developer reports that land development is likely to start in early 2027, and Community Impact describes it as construction on the new homes beginning in early 2027. Either way, sales aren't expected to begin until 2028.

Phased jobs like this usually move in steps. First comes the dirt, utility and paving work. After that, homes go up a section at a time while the next section is still being graded. The release doesn't spell out the order of the phases, how many homes are in each one, or which product type goes first, so contractors will have to watch for plats and permits as they come through.

What Tri Pointe is saying

Bryan Havel, division president of Tri Pointe Homes Austin, said in the release that the company values the chance "to develop this large portion of Pearson Ranch and bring much-needed housing to the region across a variety of price points."

He pointed to Williamson County's growth, saying it's "growing by approximately 25,000 residents per year and is among the top 10 fastest-growing counties in the U.S." He added: "We've put a lot of thought into how to best design and plan this desirable infill location for the benefit of those who will live here. We look forward to watching Pearson Ranch grow into a diverse, amenity-rich, mixed-use community."

Notice that he called it an infill location, not a far-out greenfield site. For crews, infill work often means tighter access, existing traffic and neighbors close by, all of which affect how you stage materials and schedule deliveries. It's worth planning for before the first truck rolls.

Builder and Developer also reports that Tri Pointe said the acquisition supports its Austin division's continued growth.

Why it matters for Contractors

Four hundred and ten homes plus 342 apartments next door is a lot of work in one spot. And with three lot widths plus townhomes, it isn't a one-size job. Framers, roofers, plumbers, electricians and HVAC contractors who can handle both detached homes and attached row townhomes will have more ways in than crews that only do one or the other. Townhomes add the shared-wall work that detached homes don't have.

The amenity center, the pool, the trailhead and the parkland bring in a different group: concrete, landscape, irrigation and pool contractors. The first phase of land development means site work, utilities and paving before anybody frames a wall.

The timeline gives you a runway. With land work expected in early 2027 and sales in 2028, now is a good time for subs who don't already work with Tri Pointe's Austin division to introduce themselves, get on the vendor list and line up insurance and paperwork. Production builders often set their trade partners early, and a phased project like this can keep the same crews busy for several seasons once they're in.
