ERIE, Colo. — Toll Brothers is bringing its active-adult brand to Erie.
The luxury homebuilder announced Sept. 23 that it plans Regency at NorthSkye, a 55-and-older community of single-level, ranch-style homes. Site work is underway at 1932 Terrace Ave., and Toll expects to open sales in early 2027. Prices are expected to start in the low $700,000s.
What's planned
Toll Brothers released only early details:
- Age-restricted (55+) active-adult community
- Single-level, ranch-style homes with open floor plans
- Four home collections
- Pricing expected from the low $700,000s
- A clubhouse, fitness center, pool and pickleball courts, plus other gathering spaces
Buyers will be able to choose build-to-order homes customized at Toll's design studio, or quick move-in homes with designer-selected finishes.
Toll did not disclose the number of homesites, the acreage, home sizes or a timeline for model homes.
Reggie Carveth, president of Toll Brothers' Colorado division, said the community will offer residents "a vibrant and luxurious lifestyle" and predicted it "will set a new standard for active-adult living in Erie."
Part of NorthSkye
Regency at NorthSkye is part of NorthSkye, a master-planned community in Erie where Lennar is also building. Lennar's website lists four collections there, including single-family homes and townhomes, with listed prices from about $620,000 to more than $1 million and homes from about 1,400 to 4,000 square feet. Lennar says sales were scheduled to open in late summer 2026, and it lists future amenities including a recreation center, pocket parks and trails.
Neither builder names a master developer, and neither discloses the total number of homes planned at NorthSkye.
Toll describes the location as minutes from Old Town Erie, about 25 minutes from downtown Denver and about 30 minutes from Boulder.
Toll's Regency brand
Regency is Toll Brothers' brand for age-restricted, active-adult communities. Toll uses it across the country for buyers looking to downsize into a low-maintenance home without giving up luxury finishes.
Analysis: The 55+ market has been one of the steadier segments for homebuilders. Many buyers in this group have built up home equity and can buy with less reliance on mortgage rates. Single-level living, which avoids stairs, is a key selling point for buyers planning to age in place.
The low-$700,000s starting price lands in the middle of Lennar's listed NorthSkye pricing, though Toll is selling a single-level, age-restricted product with resort-style amenities rather than family homes.
Erie's growth
Analysis: Erie sits between Boulder and the northern Denver suburbs and spans both Boulder and Weld counties. It has been one of the area's busier spots for new subdivisions, attracting builders with land available close to both Boulder and Denver jobs.
Growth on that scale brings familiar challenges: water and sewer capacity, and road improvements. New communities in Erie typically come with significant infrastructure work, from utility extensions to roadway upgrades.
Why it matters for contractors
Analysis: With site work already underway, the next phases at Regency at NorthSkye will shift into utilities, foundations and vertical construction ahead of a 2027 sales launch.
Amenity buildings like the planned clubhouse and pool add commercial-style work to the residential mix. And with Lennar building at the same time across NorthSkye, trades in the Erie area can expect steady work at the master plan for several years.
