Century Communities Opens Homes at Overland Ranch in Southeast Aurora, From the Mid-$700s

The builder joins Toll Brothers and Richmond American at the 370-acre master-planned community in the Cherry Creek School District, with 10 floor plans prewired for EV chargers and solar.

AURORA, Colo. — Century Communities is now selling new homes at Overland Ranch, a master-planned community in southeast Aurora. The builder announced its grand opening Sept. 29 and held a public "Frontier Fest" opening event at its model home Oct. 3.

Homes start in the mid-$700,000s.

Century's homes

Century is offering 10 floor plans in two collections, Frontier and Homestead: two ranch plans and eight two-story plans.

  • 1,961 to 4,232 square feet
  • 3 to 5 bedrooms and 2 to 4.5 bathrooms
  • Two- to four-car garages
  • 10-foot ceilings on both ranch plans
  • Prewiring for EV chargers and solar panels
  • Finished basements available, and lofts, studies or flex rooms on select plans

Included finishes listed by the builder include quartz countertops, standard mudrooms, walk-in pantries and name-brand flooring, appliances and plumbing fixtures. Some plans offer 12-foot stacking patio doors.

The sales office is at 7862 S. Amory Court.

The master plan

Overland Ranch covers more than 370 acres near County Line Road and South Monaghan Road, in the southeast Aurora–Parker growth corridor. Century says more than 100 acres are planned as open space.

Planned community amenities include:

  • More than 5 miles of walking and biking trails
  • Three community parks and three pocket parks
  • A resort-style pool and fitness center
  • The Silo Amenity Center and Hitching Post Clubhouse

The community is in the Cherry Creek School District. Century describes Overland Ranch as the last new-home community planned within the district.

The site has access to E-470, Interstate 25 and Interstate 225, and is near the Southlands shopping area and downtown Parker. Century puts the drive to the Denver Tech Center, downtown Denver and Denver International Airport at about 25 minutes.

Brittany Wall, a Century division president, pointed to the community's floor plans, planned amenities and location "near Cherry Creek Schools."

Three builders, three price points

Century's release names only itself, but it isn't the only builder at Overland Ranch. Toll Brothers and Richmond American Homes are also selling there, according to their websites:

Analysis: Century sits at the entry end of the community's pricing, with the smallest starting square footage. That's a common setup in multi-builder master plans: each builder targets a different buyer, from first-time move-up families to luxury buyers, which helps the community sell lots faster.

Why it matters for builders

Analysis: Overland Ranch reflects where new single-family construction in metro Denver is heading: south and east, along E-470, where large tracts of land are still available. Access to Cherry Creek schools is a major selling point. If Century's description of Overland Ranch as the district's last planned new-home community is accurate, that scarcity could support pricing over the life of the project.

Southern Aurora has a few challenges builders know well. Expansive soils are common on the Front Range and add foundation costs. Water and infrastructure costs also weigh on large greenfield projects.

The EV and solar prewiring is worth noting too. Prewiring costs little during framing and avoids expensive retrofits later. As buyers increasingly ask about electric vehicles and rooftop solar, more production builders are making it standard.

For trades, a 370-acre, three-builder community means years of steady production work, from site utilities and foundations to framing, roofing, mechanical and finishes, as each builder releases new phases.
