Wood Partners Sets November Groundbreaking for 372-Unit Village Park in North Charlotte

Wood Partners plans a November groundbreaking on 372-unit Village Park at Prosperity Church and Benfield roads in north Charlotte. What contractors should know.

Atlanta-based apartment developer Wood Partners says it will break ground in November on Village Park, a 372-unit rental community at Prosperity Church and Benfield roads in north Charlotte's Highland Creek and Prosperity Church area (via PR Newswire). The company is building it with Sarofim Realty Advisors, J.P. Morgan is providing the financing, and the first residents are expected in May 2028.

The plan calls for seven residential buildings plus a separate clubhouse and leasing office. Units will be one, two and three bedrooms, including six two-bedroom carriage-house units. Wood Partners says 5% of the homes will be set aside for households earning up to 80% of the area median income.

On the amenity side, the release lists a fitness center, coworking space and private offices, a coffee bar, a pool with cabanas, a dog park and dog spa, a fire pit and grilling areas. There's also a park with a gazebo and a pond overlook, landscaped green space and new sidewalks.

The site sits next to Prosperity Village, a community Wood Partners built earlier, with a Publix next door and quick access to I-485. It will be the company's third project in the Prosperity Church area, after Alta Prosperity Village and the 238-unit Alta Croft, which opened in 2020.

"We know this part of Charlotte well, and building next to Prosperity Village allows us to keep investing in the neighborhood," said Carter Siegel, Wood Partners' regional director of development.

The release doesn't name a general contractor, an architect or a construction cost.

City records fill in some of what the release leaves out. Charlotte's rezoning file for petition 2024-127 shows Wood Partners asked to rezone about 19.5 acres on the west side of Prosperity Church Road, southeast of Benfield Road, at 6135 Prosperity Church Road. The request covered up to 395 homes and up to 25,000 square feet of non-residential space. The City Council approved it on Dec. 15, 2025, after a 6-0 recommendation from the Zoning Committee in November.

The final staff analysis lists the same affordability promise the release mentions: at least 5% of the rental units in one part of the site held for households at or below 80% of area median income, for at least 15 years. It also lists the road work tied to the project. That includes 8-foot sidewalks and 8-foot planting strips along Prosperity Church Road, Benfield Road and new internal streets, an extension of Cardinal Point Road as a public street, bike facilities on Benfield Road and a right-in, right-out entrance off Prosperity Church Road. Some Prosperity Church Road improvements overlap a separate city project between Old Ridge Road and Benfield Road, and the developer can pay a fee instead if its work starts before that project finishes.

The release says Wood Partners is working with Mecklenburg County and the Charlotte Department of Transportation on site infrastructure.

The site wasn't empty. City staff described it as a manufactured home park with 60 homes and a convenience store. That was the Forest Park community, and residents spoke against the rezoning at a June 2025 hearing (WBTV reported). WBTV also reported that the park's owner planned to sell and close the park by May 2026 whether or not the rezoning passed. After the December vote, WSOC-TV reported that residents had until June 21 to leave, and that council said the developer had offered moving assistance. The release doesn't mention the former park.

Why it matters for Contractors

This is a big-builder job, and the general contractor and major subs are likely lined up already, even if nobody has said who they are. For small shops, the realistic openings come later and lower down: site and concrete flatwork, landscaping, fencing, pool and amenity finishes, signage and the punch-list work that piles up as a lease-up date gets close. With opening set for May 2028, that finish work likely lands in 2027 and early 2028.

The public road work is worth watching too. Sidewalks, planting strips, curb and the Cardinal Point Road extension are the kind of scopes that sometimes go to smaller local outfits.

If you want names, the city's rezoning file and approved site plan are public, and building permits for the address should eventually show the contractor of record. Once you know who's building it, that's the door to knock on.
