Toll Brothers has broken ground on Station Walk at Walpole, a mix of condos and townhomes at 919 East Street, about half a mile from the town's Union Station commuter rail stop. The builder says site work is underway and sales should open in early 2027 (via Toll Brothers).

The community has two parts. The Lofts are condominiums in three-story buildings, with two- and three-bedroom plans running from about 1,559 square feet, priced from the mid-$700,000s. The Towns are two-story, carriage-style townhomes with three bedrooms and about 2,009 square feet or more, starting in the mid-$900,000s. Toll's community page lists 19 townhomes in that collection. Every home in both collections gets a private two-car garage.

The selling point is location. Toll is marketing the train ride, which it puts at about 45 minutes from Walpole to Boston's South Station, along with a short walk into downtown Walpole's restaurants and shops. The Towns also offer optional finished basements, and the Lofts include snow and trash removal.

Ryan O'Rourke, Toll's division president in Massachusetts, said the company was "thrilled to bring Station Walk at Walpole to Norfolk County," pointing to the designs, the low-maintenance setup and the location near Union Station and downtown.

Town records fill in some of what the announcement leaves out. Walpole's Conservation Commission took up a Notice of Intent and land disturbance permit from Toll Brothers for 919 East Street at its Nov. 12, 2025 meeting, with the agenda describing the project as 67 residential units touching Main Street and Maple Street. The week before, on Nov. 6, the Walpole Planning Board had a site plan approval hearing on its agenda for a Toll Brothers project on Maple, School, Main and East streets, filed as case 25-06. The board's decisions page lists 919 East Street as site plan case 2025-06.

Toll didn't give a total home count or say whether any units are set aside as affordable, and the town documents we found don't answer the affordability question either.

Why it matters for Contractors

This is a national builder's project, so most of the trade work will flow through Toll's own subcontractor list. But a few dozen homes going up in the middle of downtown Walpole still means steady work for local site, utility and finish trades over the next year or two, and it's worth getting in front of Toll's Massachusetts division if you want on that list.

For small builders and remodelers in Norfolk County, the bigger signal is the price point. New condos near the train starting in the mid-$700,000s and townhomes in the mid-$900,000s tell you where the market is for walkable, low-maintenance housing in commuter towns. If you're weighing a small infill or townhouse job near a commuter rail stop, Station Walk's pricing is a useful comp once sales open.

And if you work in Walpole, keep an eye on the Planning Board and Conservation Commission agendas. That's where projects like this show up long before the groundbreaking.
