Toll Brothers is grading for another luxury neighborhood in south Placer County. The builder says site work is underway on Montreo, a gated community of 51 home sites at 3285 Black Rail Loop in Rocklin, and it expects sales to open in early 2027 (via Toll Brothers).
These are big houses. Toll lists plans from 4,000 to 4,600 square feet, with five or six bedrooms, five and a half to six baths, and garages for up to three cars. The company is selling open layouts, tall ceilings and covered patios, with options such as dual staircases and dual primary suites. Buyers will pick finishes through Toll's design studio.
Toll didn't put a price on Montreo yet. For a sense of where it fits, the builder's current Rocklin-area listings show Vista Oaks, with homes up to about 4,156 square feet, priced from $1,142,995, and the Ridgeline collection at Bickford Ranch priced from $1,050,995. Montreo's smallest plan is roughly the size of the largest plans at Vista Oaks, so by square footage it sits at the top of Toll's local lineup.
The company describes the site as having mature oak trees and views of Placer County's rolling hills and the Sierra Nevada. The homes are zoned for Rocklin Unified schools, and Toll points buyers to nearby shopping at Westfield Galleria at Roseville, The Fountains and Ridge at Creekside.
"We are thrilled to introduce Montreo by Toll Brothers," said Scott Esping, who runs Toll's Sacramento division. He called the community "the perfect blend of elegance, natural beauty, and convenience."
A few things the announcement leaves out: lot sizes, HOA details, the build schedule beyond the sales opening, and when the city signed off on the map. We didn't find city planning records or independent news coverage that name Montreo or the Black Rail Loop address, so the details here come from Toll.
Why it matters for Contractors
Fifty-one homes isn't a huge subdivision, but at 4,000-plus square feet apiece it's a lot of framing, roofing, concrete, HVAC and finish work. Toll builds through its own subcontractor network, so if you want a piece of the vertical construction, the path runs through Toll's Sacramento division and its trade partner list, not the homeowners.
For small shops, the bigger opportunity may come later. Once homes start closing, likely in 2027 and beyond, that's a cluster of large new houses in one gated neighborhood, and owners of homes this size are natural prospects for work the builder doesn't include, from landscaping and patio covers to pools, built-ins and theater or office upgrades. It's worth knowing where the community is and who's moving in.
And if you build custom or semi-custom homes in Rocklin, Roseville or Loomis, Montreo's pricing will be a useful comp for large new homes once Toll opens sales.
