Pricing and what's included

Lennar markets Foxwood as starting in the low $200,000s. On its website, plan base prices run from about $237,000 to about $282,000, and three homes listed as available were priced from about $229,000 to $234,000.

Foxwood uses the builder's "Everything's Included" approach, which rolls common upgrades into the base price. At Foxwood, that includes:

  • Quartz countertops
  • Luxury vinyl plank flooring
  • Stainless steel appliances
  • A washer and dryer
  • Blinds throughout
  • A landscaping package

Jayson Williams, president of Lennar's North Alabama Division, said Foxwood combines a good location, a sense of community and well-designed homes, and that the company wants buying a home to be simple and enjoyable.

Location and schools

The community's homes sit along Foxwood Drive and Lakota Drive SE, and the Welcome Home Center is at 4319 Stillwater St. SE. Lennar points to nearby Tennessee River access, Point Mallard Park, the Cook Museum of Natural Science and Burningtree Country Club.

Students are zoned for Decatur City Schools: Walter Jackson Elementary, Decatur Middle and Decatur High. Lennar's website advises buyers to confirm school zoning.

A Foxwood subdivision years in the making

The Foxwood name has been in this part of Decatur since the late 1990s. The Foxwood Farms subdivision off Foxwood Drive SE was started by the Poole family, who built its first two phases in the late 1990s and early 2000s, according to the Decatur Daily.

In April 2023, the paper reported that a Birmingham-based developer had bought land to extend the subdivision, with plans for about 175 more lots across new phases. At the time, the Decatur Planning Commission had approved the final plat for the next phase, and Prominence Homes was named as the builder.

Lennar's Foxwood homes are on the same streets, but neither Lennar's announcement nor the 2023 reporting explains how Lennar's community fits with those earlier plans. Lennar did not say how many homesites Foxwood will have.

In that 2023 report, Decatur City Council President Jacob Ladner said the local housing market had picked up steam and that new homes in the area were selling quickly.

What it means for contractors

Foxwood brings a national production builder into this part of Decatur. Lennar's model relies on a steady pace of starts using a small set of repeated plans, which means a regular flow of work for framing, concrete, roofing, HVAC, plumbing, electrical, flooring and landscaping crews.

The price point is also worth watching. If more builders follow Lennar into Decatur with entry-level homes for Huntsville-area buyers, production work in Morgan County could keep growing.
