One of the larger entry-level home jobs in Southern Nevada is officially open for business. KB Home joined North Las Vegas officials and the Latin Chamber of Commerce on Thursday for a ribbon-cutting at its new Sandstone community in the Tule Springs area, according to News 3 Las Vegas (KSNV).
The community sits near the 215 Beltway and North Fifth Street. KB Home is advertising homes starting in the low $300,000s, a price point that has become hard to find in the Las Vegas Valley.
A big first phase
Jim McDade, a division president for KB Home, told the station the project "has been multiple years in the making." He said Thursday's ceremony marked the opening of a model home park that will have 14 model homes.
The first phase of Sandstone calls for roughly 1,500 homes across about 300 acres, McDade said. The builder says the community will include four neighborhoods with a mix of one- and two-story townhomes and single-family homes.
KB Home is aiming at first-time buyers and people moving up from their first home. "So the majority of what we're selling is under $400,000," McDade told News 3. He said the company's philosophy is built around affordability and offering the best value without gimmicks.
Sales are open now, and McDade said the builder expects to start delivering homes to buyers in January.
City leaders want more starter homes
North Las Vegas Mayor Pamela Goynes-Brown said the project could give young families more choices for owning a home. She told the station it is important to bring "a quality product at an affordable price" for young families and first-time buyers.
That message lines up with what builders across the valley have been hearing for a while: there are plenty of people who want to buy, but not many homes they can afford. A builder putting up townhomes and smaller single-family plans at scale is one way the market is trying to answer that.
What it means on the ground
For the trades, a 1,500-home first phase is not a one-season job. Production builders like KB Home typically release homes in phases as sales come in, which means steady starts rather than a single burst of work. With a 14-home model park now open and deliveries expected to begin in January, framing, roofing, plumbing, electrical, HVAC, drywall, painting and flooring crews are likely to see a steady flow of houses moving through the pipeline at Sandstone for some time.
The mix of one- and two-story townhomes and detached homes also means a variety of plan types, which matters for subs who bid by the unit or by the square foot. Townhome buildings bring fire-separation walls and shared-structure details that single-family crews may not deal with every day.
News 3's report did not name trade partners, list a total home count beyond the first phase, or give a buildout schedule. Contractors who want to work at Sandstone should reach out to KB Home's Las Vegas division directly about its trade partner process and watch North Las Vegas permit activity in the Tule Springs area as homes roll out.
The bigger picture in North Las Vegas
Sandstone's spot near the 215 Beltway puts it on one of the valley's main loops. As a rule, the more homes that go up in an area, the more demand there will be for the work that follows rooftops: retail, schools, roads and utilities. Those projects tend to come along a few years behind the houses.
Why it matters for contractors
Sandstone is a large, long-running production home job priced for first-time buyers, and that is the segment of the market that tends to keep moving even when higher-end sales slow down. A first phase of about 1,500 homes on 300 acres, with deliveries starting in January, points to steady work for residential trades in North Las Vegas well into the coming years.
Production builders run on tight schedules and tight budgets, so the subs who win this kind of work are the ones who can staff up, hit dates and price competitively on repeat plans. If your crew does residential work in the valley and you're not already on KB Home's list, now is a good time to make the call, before the next phases are bid out.
