Another small slice of new housing is moving through City Hall in Olive Branch, one of the busiest home-building markets in the Memphis area.
The Olive Branch Board of Aldermen is scheduled to consider the final plat of Center Hill Farms Phase 3 when it meets at 6 p.m. Tuesday, Oct. 20, according to the board's posted agenda. The plat would create 19 single-family residential lots and two common open spaces from about 6.67 acres.
The application was submitted by Alex Gagne of M&R Builders on behalf of property owner Johnny McBride. The meeting will be live-streamed and recorded on the city's YouTube channel, according to the agenda, so builders who can't attend in person can watch the vote.
What the planning commission record shows
The plat first went to the Olive Branch Planning Commission, which met Tuesday, Oct. 13, at 6 p.m. in the Municipal Court Room at 6900 Highland Street. DeSoto County News previewed that meeting, reporting that the commission would consider the Center Hill Farms Phase 3 plat along with two industrial requests.
The city has not posted minutes from the Oct. 13 meeting, and no free local news report of the outcome could be found. So the commission's vote on the plat can't be confirmed from the city's posted records. What the city's records do show is that the plat is now on the aldermen's Oct. 20 agenda.
According to the commission agenda and DeSoto County News, the property is zoned Planned Unit Development and sits on the south side of the intersection of Crawford Road and Molly Madeline Lane (File SD-26-0030).
A final plat is one of the last steps before lots can be recorded and sold. It shows the finished layout of lots, streets, easements and common areas after a development's earlier plans have been approved.
Center Hill Farms isn't new to City Hall. In July 2025, the Board of Aldermen approved the final plat for Phase 1, 88 lots on 48.28 acres, with Johnny McBride listed as the owner through Center Hill Development LLC. Phase 3 is much smaller at 19 lots, but it adds to the homes already planned in the development.
The Center Hill Farms plat isn't the only land-use item contractors should notice.
The planning commission's Oct. 13 agenda also included the 1st Addition to Legacy Park Phase 6 Subdivision, which would create one industrial lot of about 90.37 acres. It was submitted by Jason Weaver of Goodwin Marshall for property owners Legacy Park Bldg. 10 Inc. and Lillard D. Sanders III. The land is zoned M-1 Light Industrial and Planned Unit Development, on the east side of the Polk Lane right-of-way, generally east of Polk Lane and Progress Way (File SD-26-0029). That plat is also on the aldermen's Oct. 20 agenda, listed just ahead of Center Hill Farms.
DeSoto County News noted that the agenda doesn't name a tenant or a planned use for the 90-acre site, and that no project has been announced there.
The commission's consent agenda also included the 2nd Revision of Advanced Electric Subdivision at 10490 and 10500 Highway 178, shifting a lot line between two lots in the M-2 Heavy Industrial district. Lot 1A would shrink from about 2.65 acres to about 1.14 acres, and Lot 1B would grow from about 2.19 acres to about 3.70 acres. On the aldermen's Oct. 20 agenda, that request appears as a planning commission consent item to be approved, under File SD-26-0028.
Why it matters for Contractors
Nineteen lots isn't a huge job, but in a market like Olive Branch, small residential phases add up and keep framing, concrete, roofing and finish crews busy. If the aldermen approve the plat on Oct. 20, the next steps are recording the plat and building out the lots. The agenda lists Alex Gagne of M&R Builders as the applicant but doesn't say who will build the homes, so subs and suppliers interested in the work should reach out to the applicant and the owner. The bigger opportunity may be next door in the city's industrial parks: a 90-acre industrial lot in Legacy Park is also on the Oct. 20 agenda, though no project has been announced there. Contractors following either item can check the city's Agenda Center for the aldermen's action and, once posted, the minutes from both meetings.
